Aon is in the business of better decisions At Aon, we shape decisions for the better to protect and enrich the lives of people around the world.  As an organization, we are united through trust as one inclusive, diverse team, and we are passionate about helping our colleagues and clients succeed.  What the day will look likeSource, review, underwrite, diligence, structure, and execute/close real estate co-investment, joint venture, recapitalization, fund secondary, and debt-oriented opportunitiesPresent investment recommendations on new investment opportunities; these recommendations should be supported by quantitative analysis; recommendations will be made to Townsend’s Investment Committee and portfolio managersManage commercial negotiations on new investments between venture partners, tax consultants and legal counsel in the negotiation of terms on behalf of Townsend’s funds and client accountsEstablish and maintain relationships with real estate fund managers, venture partners, and operating partners, generally promoting the Townsend business as a wholeAsset manage the Special Situations’ portfolio investments, ensuring that implementation of business plan at each asset is consistent with approved plans. Provide status updates to internal management and portfolio managers. Identify risks and challenges that can impact investment performanceAssist on new business development initiatives including creating customized investment programs for our clients and prospective investors, raising capital for Townsend’s discretionary fund products, and syndicating capital for our Special Situations investment opportunitiesTraining of Special Situations Analysts and AssociatesSupport the high level needs of Townsend’s portfolio managers and clientsSkills and experience that will lead to successPossess a Bachelor’s degree with minimum 7 years of relevant experience in the finance and/or real estate investment industryFluent in English and Chinese (Mandarin)Experience working with joint venture partners and an understanding of various real estate investment structures and their related governing documentsStrong knowledge of real estate, combined with exceptional quantitative, research, analytical and financial modeling skillsGood written and verbal communication skillsAbility to work in a team environment that requires daily interaction with the acquisitions, asset management, portfolio management, finance, and accounting teamsStrong organizational skills required with the ability to multi-task, work independently and as part of a team in a time sensitive environment with established deadlinesSelf-motivated and takes initiative to manage responsibilities and meet deadlinesStrong interpersonal/customer service skills essential with the ability to create/build and maintain relations with internal and external partiesHow we support our colleagues In addition to our comprehensive benefits package, we encourage a diverse workforce.
